EICR Christchurch: safety testing covered from the Priory to the coast at Mudeford and Highcliffe

EICRs in Christchurch from £160

A beach hut owner at Mudeford Quay asking about the supply to the row. A bungalow near Highcliffe being cleared out after a house sale. A terrace near the Priory with wiring nobody has traced in years. The price comes straight off the circuit count, nothing more.

Christchurch EICR prices, set by your circuit count

Circuit count is the only variable in a Christchurch EICR price. The table below has four bands, and whichever one your board falls into is the number you pay, regardless of whether the property sits on the water at Mudeford or three streets back from the Priory.

CircuitsTypical propertyPrice
Up to 61 bed flat£160
7 to 102 to 3 bed home£210
11 to 154 to 5 bed home£265
16 or moreShared house or large property£345 covers 16, then £20 for each extra circuit

Only two things sit outside the count: the main incoming switch itself, and any surge protection device bolted in beside it. Every remaining switch on the board, big or small, adds one to the circuit total. Where a second board exists, an annexe supply or a garage unit near Highcliffe being the usual case, its circuits join the main board's figure instead of being quoted as a separate visit.

Board never been touched? £675 fits a modern one with the EICR included

For that price the old board comes out, a surge-protected modern unit goes in, it gets tested, and the EICR is folded into the one figure rather than charged as an extra. Details of the swap: fuseboard changes.

Poole based, Christchurch covered every week

Pete is based in Poole and always has been; Dorset EICR has never run a second office nearer the coast, in Christchurch or anywhere else. Bournemouth or the coast road puts a van outside a Christchurch property in around twenty five minutes, which is close enough that the same person who quoted the job turns up to test it, puts the report together, and returns later if any remedial work follows. Christchurch does sit in a different council area to Wimborne, Poole's own BCP authority rather than the county council further inland, though that split has never once affected a price or a Saturday slot.

Christchurch, area by area

Christchurch runs from the Priory and the river confluence in the town centre out to the coast at Mudeford and Highcliffe, with a ring of residential areas in between.

Highcliffe. A coastal area toward the Hampshire border, with Highcliffe Castle nearby and a good number of bungalows owned by people who have lived there for decades.

Mudeford. Home to Mudeford Quay and its beach huts, plus a residential area behind it. The next section goes into more depth on the beach huts and the Quay itself.

Burton. A village toward Bournemouth, where older housing sits alongside newer development along the main road. Properties just over that line are covered on the Bournemouth EICR page instead.

Somerford. A residential area between the town centre and the coast, largely twentieth century housing with boards of varying ages.

Purewell. Close to the town centre and the Priory, with some of the older housing stock in Christchurch alongside later infill.

Stanpit. A low lying area near the harbour marshes, mostly residential, where outdoor and garden circuits near standing water are worth a closer look.

Fairmile, Jumpers Common and the streets nearer the centre are covered on exactly the same table, regardless of how far from the water they happen to sit.

Mudeford and the beach huts: who owns which wiring

Mudeford Quay's beach huts are some of the most sought after in the country, and a fair few owners ask us whether their hut needs anything. A beach hut is not a dwelling, so it falls outside the five yearly landlord rule, but most huts along the row share a supply, and it is worth knowing where your own wiring ends and the row's shared cabling begins. Tell us the hut number and the row when you call, since parking and access along the spit need a bit of planning ahead of the visit.

Behind the Quay, the residential side of Mudeford is a mix of older cottages and newer coastal builds, many let out through the summer. Changeover day testing works the same way here as anywhere else: tell us the checkout and check in times and we fit around them.

Highcliffe and the coast: salt air and outdoor circuits

Properties near Highcliffe Castle and along the clifftop face more weather than a house a mile inland. Salt laden air corrodes outdoor fittings, garden lighting and anything bonded to metalwork faster than it would further from the sea, so those are the first things we check closely on a coastal visit. It does not change the price, only what we tend to find and flag.

Everything a Christchurch test actually covers

None of this is guessed at or skipped: every circuit runs through calibrated test equipment against the single wiring standard every property in the country is measured against, a seafront bungalow and a Priory-side terrace included.

  • The board's age and condition, and whether what protects each circuit still matches current practice.
  • Insulation and earth loop figures for every circuit, read from the test set rather than guessed at.
  • How quickly each RCD actually trips, clocked on a timer rather than taken on trust from the test button.
  • Outdoor and garden circuits, checked more closely here than inland because salt air shortens their working life.

Outside the scope of any report:

  • Portable appliances you plug in, which is a different test entirely.
  • Gas, oil or boiler equipment.
  • Any claim about how the wiring behaves once we have driven off.

A full explanation of every reading sits on what an EICR is.

Who asks for an EICR in Christchurch

  • Landlords, including beach hut and holiday let owners, keeping to the five yearly legal minimum. Detail on landlords and agents.
  • Executors and families clearing a house before a sale, alongside the usual buyers and sellers getting the electrics settled first. More on buying and selling.
  • Long term owners who have never had a report done and would rather know now than hear it from a buyer's surveyor.

Still living there, with nothing to sell

There's no legal requirement to test a Christchurch home that isn't being sold or let, but plenty of owners do it regardless, often prompted by a socket that's warm to the touch, a consumer unit that still uses rewireable fuses, or simply not being able to put their hands on any paperwork at all. The result reads as a plain checklist, with anything sound left alone and everything else given a code and a cost, leaving the decision on timing with you. The home owners page covers this in full. A circuit that trips on and off for no obvious cause is worth tracing on its own rather than guessing, covered by the fixed £149 fault finding visit.

What happens on the day

  1. We arrive in the slot we agreed. Mention awkward parking near the Quay or along a tight coastal lane at booking, not on the day.
  2. The board comes off before anything else. Scorching, old fuse wire or a loose terminal gets written down at that point, not discovered later.
  3. Circuits are tested one at a time, with a warning each time before the power actually drops.
  4. You get the signed report by email, every code spelled out in plain words rather than left as a single letter to look up.

A flat close to the centre is usually done within a couple of hours; a larger coastal property with an annexe near Highcliffe takes closer to half a day.

What the four EICR codes mean for you

Each finding on a Christchurch EICR carries one of four codes, and the report as a whole ends up satisfactory or not:

  • C1 Danger present. Unsatisfactory on the spot, and dealt with before the van leaves.
  • C2 Potentially dangerous. Unsatisfactory too, staying that way until it is fixed.
  • C3 Improvement recommended. A suggestion only; it never stops a report passing.
  • FI Further investigation. Costed on its own and unsatisfactory while still open.

A C2 shows up on Christchurch's coastal properties more than it does further inland, usually corrosion on a bonding connection or a damp fitting that has failed quietly over time. Anything genuinely dangerous gets switched off and isolated there and then, before the van leaves, and the cost of putting it right goes straight into the report. What you do with that information afterwards is entirely up to you, never a decision we make on your behalf.

Christchurch EICR questions

What home owners, beach hut owners and landlords around Christchurch ask us.

What is the drive time from Poole to Christchurch?

Around twenty five minutes, either through Bournemouth or along the coast road depending on the traffic. Christchurch and Poole have both sat inside the same BCP council since the 2019 merger, so unlike some towns further out there is not even a different council tax authority to think about, let alone a different price list.

Ways to reach us are on the contact page.

What will an EICR in Christchurch actually cost?

The board's circuit count is the only input into the price, whether the property backs onto the harbour or sits three streets inland. Find your band in the table, get that figure in writing before you book, and it will not move once we are on site.

Work out your own figure on the quote page.

I own a beach hut at Mudeford Quay. Does it need an EICR?

A beach hut is not a dwelling, so the five yearly landlord rule does not apply to it directly, but most huts take a supply from a shared board along the row, and it is worth knowing the condition of that supply and what is yours versus the row's shared wiring. Tell us which hut and which row when you book, since access along the spit needs a bit of planning.

We let a holiday property near Highcliffe. How often should it be tested?

Every five years is the legal minimum if it is let as a tenancy, but a holiday let with a new guest most weeks works the wiring harder than a long let, so some owners choose to test sooner. Changeover day testing is easy to arrange, and coastal properties near Highcliffe also benefit from a closer look at outdoor sockets and bonding, since salt air shortens the life of outdoor fittings.

Does being so close to the sea change what you look for?

Yes, partly. Outdoor circuits, garden lighting and anything bonded to metalwork near the coast corrode faster than the same fittings further inland, so we pay close attention to those on any property near Mudeford, Highcliffe or the harbour side of town. It does not change the price, only what we expect to find.

We are clearing a parent's house near the Priory before selling. Should we get an EICR first?

It is worth doing early rather than at the last minute. Older residents often have an older board that was never upgraded, and a report gives you a clear list of what is sound and what needs attention before a buyer's own survey raises the same questions. It also gives a solicitor something concrete to work from if the electrics come up during the sale.

Full background on that sits on buying and selling.

Who is responsible for the wiring in a retirement flat or sheltered housing block?

The same split applies as any other block. Everything from your own consumer unit inwards is yours or your landlord's. Communal lighting, door entry and any shared heating plant belong to the management company or freeholder, and that side is tested separately. We can quote for either side, and tell us if you are not sure which the lease makes you responsible for.

Will a C3 on a Christchurch report hold up a house sale?

No, it does not. Of the four codes, only a C1, a C2 or an FI makes a report unsatisfactory; a C3 is simply noted for the buyer and their solicitor to see, with no obligation attached to it. Plenty of sales complete with a C3 or two still sitting on the file.

Can you test around a Mudeford or Avon Beach holiday changeover?

Yes, that kind of booking is routine here. Give us the checkout and check in times and the visit slots into that window, and a key safe code means nobody needs to be on site, which is how most Mudeford and Highcliffe owners who live elsewhere prefer it.
